Window Sash Repairs

The sash is the interior framing that moves vertically up or down in windows that are open. This article will show you how to carry out a few simple repairs to sash.

Weather Stripping

Wood window sashes add a classic aesthetic to your home and, when properly maintained, they will last for years. They may, however, become damaged or degraded with time due to exposure and normal wear and tear. Thankfully, sash repair experts can restore your windows to their original condition and keep them looking great for a longer period of time than replacement windows.

The first step for sash window repairs is addressing weather stripping, which can be found on both the sash and frame. It can cause drafts if worn out or loose. To fix it, start by determining the brand of your window and glass manufacturer date (etched in the corner of the glass or on the aluminum spacer between panes). Take the sash off and mark its size and width so that you can purchase replacement weather stripping that matches.

Then, take the sash from the holder and place it on an even surface that allows you to access all four sides. If your sash is double-hung, you'll need to remove the weights as well as the ropes that go with them, which should have fallen into the intended pocket in the jamb liner. Once you've removed the sash using a utility knife, you can use it to remove the weather stripping from the corners, and then remove it manually or using a putty blade.

After the sash has been cleared, you can replace the parting stops. These are long pieces wood that are used to separate the two sashes. Pam prefers the standard 1/2-inch by 3/4-inch window trimmings from the lumberyard. However, you can also use with a scrap piece of wood.

To make these repairs to the sash it is important to have all the tools needed before you begin. Begin by marking the position of the hinge channel on the frame with a pencil (Photo 1). This will make it easier to position the channel in the correct location after you've completed. Remove the sash, and then remove the hardware including the parting beads (Photo 2) and the chains or cords which hold it in place. Sash Weights

Sash weights are able to be replaced to enhance the efficiency of your window sash and reduce the energy cost. Sash weights are heavy lead or iron cylinders enclosed in a concealed cavity and linked to the moveable window sash using rope. These weights function as counterbalances, allowing you to open and shut the window without having to use mechanical or electrical devices. After you have removed the access panel, you can begin working on the sash. Utilize a flat bar, or chisel, to pry the narrow parting beads out of their grooves. These are often wedged in or nailed but can be prised free which is why it's worth your time here. If the sash remains in place, pry the mortise-and-tenon joints out with a screwdriver or hammer, then remove each wood peg. The sash should be able to move around freely now, however it may require some lubrication to make it feel less stiff.

With the sash open With the sash in an open position, measure the sash chain or cord to reach from the pulley in the top of the jamb to the sash slot on the bottom. Cut the cord/chain and then fix it as described in Step 6 above. You can use nail, hammer or screws. However nails are less likely to cause damage.

It is recommended to keep the original weights in place unless you have purchased a kit to replace the old counterbalance.
